The ranch is located close to Coffeyville, Kansas. Go approx. 9 miles east of Coffeyville, Kansas on Hwy 166, to Valeda, Kansas (watch for the sign) and then 2.0 miles south on Elk Road to 2000 road. Then turn left and go approximately ½ mile to the ranch entrance. (Watch for signs).

Ranch Description: The ranch is conveniently located just minutes from Coffeyville, Kansas, roughly 75 miles from Tulsa, Oklahoma, and roughly 58 miles from Joplin, Missouri. The ranch consists of 750 +/- acres along the Kansas border in Labette county and another 130 +/- acres right across the road in Nowata county Oklahoma. The current owner has meticulously turned all of the acreage into premier grazing land. There is a pond/wetland area (consisting of 10 acres) that is in the CRP program until September of 2017. The owner currently uses that as a habitat for ducks and geese.

530 acres had been tillable ground before it was converted to grazing land. The grazing land has a perfect combination of warm and cool season grasses.

The home is an older home and has been used as a foreman’s residence but is currently being rented for $500 per month and the lease runs from June 2016 until June 2017. It is roughly 1536 sf, single story and has 3 bedrooms and 1 bath. It has central air and heat.

The ranch has good to excellent perimeter fencing and employs permanent and electric fences to set up interior grazing. The grazing supports 210 cow/calf pairs, a small feed lot for 48 steers, 4 horses, plus 5-6 bulls. The cattle are moved regularly and all of the pasture area had very good grass upon inspection.

Hunting and Recreational: The ranch has a large population of whitetail deer, turkeys, and an unusually large population of quail due to the current owner raising quail on the ranch. There are 10 ponds plus 7 small watering holes. 8 of the ponds have fish and 6 of the ponds are stocked for recreational fishing. Great for riding horses. So many horse gates that you can ride the entire ranch without getting off your horse. The seller installed culverts with gravel over drainage areas to provide a better riding experience.

Utilities: The property is serviced by the rural water district. The current owner has installed over 2 1/2 miles of commercial water lines for the cattle watering system. The water system services all pasture watering stations to supplement the ponds. There are 18 double freeze proof water systems that are well located strategically across the ranch.
